Stage 01 · Who I am

Eight years in HMOs and housing.
Systems in everything I build now.

The short version

I spent more than eight years in HMO and supported housing: sourcing properties, keeping them compliant, managing them day to day, scaling portfolios and selling them on. I've run housing as a director, led Birmingham City Council's exempt accommodation inspection team and audited providers against RSH and CQC standards. You learn fast which records stand up to an audit and which don't.

I started building websites as a hobby in 2017. Over the last two years that turned into cyber security, full-stack development and cloud architecture. Now I put the two together: tools that turn regulatory pressure into something a provider can see, manage and prove. Alongside that I run APX Digital, ExemptAccommodation.com, a plain-English hub on supported housing rules, and Cogent Intelligence, my AI agents and automation practice.

I keep it practical. I'd rather build something that earns and scales than chase whatever's trending this month.

The Yard

Everything I do, on one island: digital operations, systems and architecture, AI agents and agentic systems, building for other businesses, and the personal projects in between. The drones are my Hermes agents moving work around. Pick a use case to fly to it and watch it run, or press play to see them all. The sky follows UK time.

Support Audit

Property compliance comes with certificates, expiry dates and a contractor who signs. Support compliance has none of that. Support Audit checks whether a provider's support evidence would stand up if a regulator or commissioner looked at it.

  • Evidence first — every file is checked against a clear standard for what good evidence looks like
  • An auditor makes the call — a person sets every final grade
  • Three lanes — exempt, supported and transitional housing, with the pathways between them

Cogent Intelligence

AI agents and automation for operators who want their back office to run itself. I build it engineer to operator, with no hype: clear rules, logic kept in the database and a trail you can check.

  • Agents on real work — connected to the inboxes, forms and data a business already has
  • Logic in the database — so every decision can be audited later
  • Built to last — for businesses that want a system they own
